Services & responsibilities

What does short-let management include?

Short-let management can cover listing preparation, reservations, guest communication, cleaning coordination, maintenance coordination and reporting. The exact package depends on the written agreement. Before choosing a manager, establish who does each task, which costs are separate and which decisions still need your approval.

Start with the work you want to hand over

Think through a complete stay: preparing the listing, accepting a reservation, arranging arrival, responding during the visit and getting the apartment ready afterwards. A gap between those stages can leave both the owner and manager assuming the other person is responsible.

If you already have a cleaner or handle guest messages yourself, say so. A useful proposal should identify the responsibilities you retain as clearly as those the manager takes on. NourNest discusses the property and the support required before proposing a scope.

  • Listing content, photographs and availability across the agreed channels.
  • Booking enquiries, arrival information and in-stay communication.
  • Cleaning and linen coordination between stays.
  • Issue reporting, repair coordination and owner approvals.
  • Booking income, charges and expense reporting.

What should you agree about guest support?

Ask who handles messages at each stage of the stay, what support arrangements apply and how urgent issues are escalated. Clarify who can make booking changes and approve guest-related costs. A general promise to handle guests does not answer those practical questions.

Keep platform access separate from the service agreement. Airbnb explains that co-host permissions control what someone can access on a listing; the parties still need to agree the work they will do. The appropriate permission level depends on the responsibilities assigned.

Does management include cleaning and repairs?

Coordination and the underlying cost are different things. Ask whether cleaning, linen, consumables, replacement items and contractor visits are included in the fee or charged separately. Agree how a reported issue becomes an approved repair, including the spending limit and who receives the invoice.

For example, arranging a cleaner after departure is a task; paying for that clean is a cost. Your proposal should explain both. Where you retain an existing supplier, agree who books visits, checks completion and handles problems.

What remains with the property owner?

NourNest's published management information asks owners to confirm that their property can be used for the proposed stays. The onboarding discussion should also cover accurate property details, access arrangements, required documents and dates reserved for your own use.

Agree how larger expenditure, changes in availability and decisions outside the routine scope will reach you. If a permission or contract restriction is unclear, resolve it with the appropriate adviser before making the property available.

What should a written proposal make clear?

Use the proposal as a working description of the relationship. Compare responsibilities and exclusions alongside the fee, rather than assuming that every company means the same thing by full management.

  • Included tasks, exclusions and separately requested services.
  • Decision-making authority for pricing, bookings and expenditure.
  • Reporting content, frequency and payment arrangements.
  • Account permissions and ownership of listing materials.
  • Onboarding steps and the agreed process for ending the service.

Common questions

Is co-hosting the same as full management?

Not necessarily. Co-hosting can cover selected hosting tasks; a management agreement may cover a broader range. Compare the actual responsibilities and exclusions in the proposal.

Does NourNest guarantee rental income?

No income guarantee is offered on this management enquiry page. NourNest proposes management services with the scope, costs and responsibilities agreed in writing.
